Short-term rental agreement

Please read this once before your stay. At the bottom you can sign it online; we'll email you a copy together with your check-in details.

1. The booking

This agreement is between Bhoomi Farms (the Host) and the person named below (the Guest) for a short-term stay at the Host's ranch house in Iowa Colony, Texas (the Property). The Guest must be at least 21 years old, will be present for the whole stay, and is responsible for everyone in their party and any day visitors.

2. House rules

• No smoking or vaping anywhere inside the house, the sunroom or the covered patio.
• Quiet hours are 10:00 PM to 7:00 AM. Outdoor music off by 10:00 PM. Noise monitors (sound level only, no recording) are on the property.
• Pets: up to 2, declared at booking, kept to hard floors and off furniture, beds, rugs and carpet. Pets are never left alone in the house. Waste is picked up.
• Parking: up to 4 cars at the house. Extra cars park in the marked pasture area by the barn, reached by the gravel drive.
• Closed areas: the workshop, garage, stable and any locked room or gate are not part of the rental.
• No fireworks, firearms, drones over neighboring land, open fires outside the fire pit, or glass around the pool. Fires only in the fire pit, never left unattended, out before bed.
• No commercial events (ticketed or paid-entry gatherings). Family celebrations are welcome with prior approval.
• Treat the home as your own: dishes rinsed, trash bagged, furniture returned, doors and gates closed so the cows stay where they belong.

3. Pool, hot tub and property safety

• The pool and hot tub are not fenced or gated. Children and non-swimmers must be supervised by an adult at all times. No diving. No swimming alone or after drinking.
• The pond is natural and unfenced. Fishing is catch and release. No swimming in the pond.
• The play structure, bikes, golf and lawn games are used at your own risk and with adult supervision for children.
• Exterior security cameras cover the drive, gates and outside of the buildings. There are no cameras inside the house.
• Report any damage, injury or hazard to the Host immediately.

4. Farm activity notice and release

Bhoomi Farms is a working farm with cattle, a pond, open pasture, farm equipment and uneven ground. By staying here you take part in agritourism activities and accept the ordinary risks of being on a farm: contact with animals, insects and plants, weather, uneven or wet surfaces, and the natural behavior of livestock.

To the fullest extent permitted by Texas law, the Guest, for themselves and everyone in their party, releases the Host and the Host's family from claims for injury, illness, death, or loss of property arising from use of the Property, the pool and hot tub, the pond, farm animals, equipment, play structures and recreational items, except where caused by the Host's gross negligence or willful misconduct. The Guest agrees to pass these rules and this notice on to every member of their party and every visitor.

5. Payment, deposit and cancellation

• Quote. Your confirmation email states the nightly total, fees, and the refundable security deposit.
• Deposit to hold the dates: the security deposit is due within days of confirmation. The dates are held once it is received.
• Balance: due days before check-in. Stays booked inside that window are paid in full at confirmation.
• How to pay: Zelle to , no fee. Put your check-in date in the memo.
• Security deposit: refunded within 5 days after checkout, less any cost of damage, missing items, extra cleaning, unapproved guests or pets, or rule violations, with an itemized note. Damage beyond the deposit is the Guest's responsibility.
• Cancellation: full refund if you cancel or more days before check-in; % refund of the stay total after that and before check-in; no refund after check-in. The security deposit is always returned on cancellation. If the Host must cancel, everything paid is refunded in full.
• Early departure or late arrival does not reduce the total. Checkout later than without approval is charged at one extra night.

6. General

• The Host may end the stay without refund if rules are seriously broken, unapproved people are on the Property, or the police are called for a disturbance.
• The Host is not responsible for utility outages, weather, insects, wildlife or noise beyond its control, but will help where it can.
• This agreement is governed by Texas law. Any dispute is heard in Brazoria County, Texas.
